A new density bonus?
What's wrong with what's there already?
The city is creating a new affordable housing density bonus program because the existing one has proven too successful.
At last week's meeting of the Planning Commission, staff from the Planning Dept presented a tiered program that would offer different height bonuses depending on the property's base zoning.

They're envisioning five levels that offer varying height bonuses. +15', for instance, means that participation in the bonus program would allow the development to go 15 feet higher than allowed by the base zoning.

In practice, the program they're trying to replace, DB90, usually grants developments an additional 30 feet. The base zoning for most commercial properties is 60 ft and DB90 allows you to go up to a max of 90 feet.
